How FHA works
These are the numbers underwriting actually runs. Here is what moves each one.
Down payment tier
On a $400,000 purchase, 5% down is $20,000 and leaves a $380,000 loan. Below 5% down, annual MIP rises from 0.50% to 0.55%.
Upfront MIP is added to the loan
Upfront MIP is 1.75%, or $6,650, financed straight into the loan, so the real balance becomes $386,650.
Escrow, HOA, and monthly MIP
Principal and interest is $2,572. Taxes add $410, MIP adds $177, insurance adds $125, and HOA adds $350, pushing the payment to $3,635.
Both debt to income ratios
Front end DTI weighs housing cost against income. Back end DTI adds car, student, card, and support payments. Both have to pass.
